Victoria Square

Project Description

Victoria Square occupies the north East corner of 2nd and Ash Sts. in downtown San Diego and is Mr. Shapery’s first investment in downtown real-estate after graduating Law School. In 1976 Mr. Shapery was instrumental in getting the site declared an historic property and restored the four historic buildings converting them to office and restaurant uses.

The corner Victorian Home located at 1401 Second Ave. was built in 1894 by Charles Keissig while the building fronting on Ash St was constructed in 1904-06. At the same time the building located at 1419 Second Ave. was moved onto the site. Mr. Shapery officed out of the complex for several years until he sold the property in 1979 at triple its original purchase price and improvement cost. In 2008 Mr. Shapery repurchased the property from a lender that had gained title from a defaulted loan transaction. Mr. Shapery again restored the property changing much of it back to residential from its commercial use.
